well at a 10000 capacity we'll certainly not be squashed.

function rooms run by someone else so income will be minimal
snack bars run by someone else so income will be minimal
bars under the stands that people will use at h/time so income will be minimal

not alot of return for going £4-5mill in debt is it?

if we cant get it right on the pitch itll not matter, we're a football club first& foremost.
