Just trying to judge from Google maps the extent of the infrastructure there. Looks to be a nice car park and changing rooms. 2 pitches? In my day they weren't very flat but that can easily be remedied. What about potential for additional buildings though? This could be a far cry from CFC's visionary initial plans, and an irritating pain the the ass journey from the Technique.

My son's got pre season training there this afternoon, I'll take some photos of what's there.

I think the pitches are ok but the facilities just dont exist. There used to be an old green pavilion from the days of it being Tubeworks cricket ground but it was falling down in those days and it looks like now thats gone and there is a temp portakabin type building on site but nothing more. Not sure what is down at Langer Lane already but it cant be worse than whats at Tubeworks.

Presumably if we own the Tubeworks land we can flog that as they'll probably put a load of houses on it and money from that could help fund the new place.

I'm sure I played there for the Sportsman's pub (grassmoor) early 90s, IIRC it was a decent set up.

I think there are at least 2 full size and they are both flat as a first team training venue with small investment in the pitch quality its perfect

How often would they be making the journey between the two though? I presume with changing facilities etc at the ground the players would turn up and leave there for training and wouldnt be at the ground on the same day on a regular basis. Presumably the plan slightly more long term is to have offices\rooms there for the management team etc as well for things.

Exactly they wont go the ground ,just go to the training venue,its only 5 mins away anyway

Not sure about now but last time Cookie was hete they always went back to the ground for a proper lunch.

I'm not sure its much more of a journey that the current ground, just Derby Road can be a pain but easy to avoid.

You can’t build houses on the Tubeworks ground as it got a long covenant on it as it’s designated for sport but sports buildings can be constructed and it is better located for access than Langer Lane so not sure why they are not looking to develop it unless it’s to with any grants that can be claimed for

If, as stated above, the former Tube Works site is occupied subject to a lease with only 14 years to expiry, heavy expenditure on providing upgraded facilities there is unlikely to be justified.

Sounds like the plan from what was mentioned above is that Langer Lane will be the senior team training set up whilst the Academy will use the Tubeworks one.
