Which he rids himself of, so the new owners have the headache of paying the rent, with little to no income.

And what chance do you think there is of some idiot buying from him on those terms?

If the price is nominal, there would be a number of chancers wanting the self glory, whilst completely ignoring the reality. See the owners at many another club up and down the divisions.

I haven't noticed a horde of potential buyers knocking the door down so far.

The ground's not separate yet, and the debenture holders haven't been sorted.

So somewhere in the region of £750k in rent! Bl@@dy hell! Does that include us running the C+B set up, and renting the facility?

Giving the facilities a value of £4m (land plus fixtures and fittings etc plus maintenance contracts etc) would give a rental figure of around £300k using F2's yield estimation. Still a massive amount for a club of our size.

All points taken !!!!

On the rental side who ever owns the stadium has to be careful, they only have one possible user , the football club, too high a rent = unsustainability= no rent and an empty stadium.

I fully appreciate that the corperate side, functions etc create an income but i would guess no where near enough to represent a commercial return on such a large investment, plus a lot of people would stop using the facilities if they were town fans.

I can see a big advantage of Dave Allen ( or any majority share holder ) absorbing the club into their own businesses (ala McCAbe at SUFC) to make the investment/possible losses more tax efficient again i am guessing (hoping) this is the way things are going.

Lets see

but a much greater return than with the current set up, surely?

I've received the following message regarding these concerns from Ashley Carson.

"Just to put this thread straight.

Dave Allen has no intention of taking the stadium under A&S Leisure, selling the club and then renting the stadium back. This model would simply not work for the business either.

DA wants to try to sell the club in total, unfortunately this is only 83% but is still an attractive offer for someone. He is not trying to split off C&B or the Stadium. A clean sale would be the plan"

Thank you for that, 'M', and thank you to AC for clarifying.

The next step, then, is to negotiate a reasonable deal that sees DA walk away feeling satisfied whilst ensuring those taking over have a viable business going forward.

If that turns out to be the case Dave Allen can go down in history as someone who provided not just one, but two new beginnings for Chesterfield FC.

Hell, I'd even advocate a bust along the lines of Arthur Shentall's...

No one has asked what plan B is, should a buyer not come along who agrees with DA's valuation.

That would be great if the club hadn't told so many lies in last year.
Why would anyone believe him?
Why would he use you as a mouthpiece and not the media guy who is paid?
How do we know it was the real AC on here?
